Cool is not the same as comfortable

Repairs, replacements, ducts and humidity work for houses in Savannah, Pooler, Richmond Hill and the islands.

Repairs

Find it, price it, fix it

Capacitors, contactors, blocked condensate lines with a tripped float switch, control boards, blower motors and refrigerant leaks. That is most of what fails, and each has a test.

In August a blocked drain is the single most common call we take, and it is the one most likely to damage a ceiling before anyone notices the cooling has stopped.

Humidity

Why a cold house can still feel damp

Cooling removes moisture only while it runs. A system that is too large reaches the set point quickly, switches off, and leaves the water behind.

  • OversizingThe most common cause, and it cannot be fixed with a setting. It is worth knowing before you replace like for like.
  • Fan speedA slower coil airflow removes more moisture. On many systems this is a setting, not a purchase.
  • Duct leakageA leaking return in a hot attic pulls humid air straight into the system and undoes the work.
  • Whole-house dehumidifiersGenuinely useful in some Lowcountry houses. We will say when yours is one of them and when it is not.

Replacement

Sized for the house, not the old label

We work the load from the house — area, insulation, glass, orientation and duct capacity — and then talk about equipment. On this coast that usually means a system slightly smaller than the one being removed, running longer and drying better.

Ductwork is tested and repaired before the new equipment goes on it. Otherwise part of what you paid for leaks into the attic.

What to do about the outdoor unit

  • Before

Switch the system off at the breaker if flooding is expected, and clear anything that could become a projectile near the unit.

  • During

Leave it off. A unit that is submerged or hit while energised is a much bigger repair than one that was isolated.

  • After

If the outdoor unit has been under water, do not switch it on. It needs inspecting first — that is a safety matter, not an upsell.

  • Insurance

Photograph the unit before and after. It makes a claim considerably easier.
